Glasshouse, Burleigh

Glasshouse is a contemporary high-rise residential development in Burleigh on the Gold Coast, designed to deliver premium coastal living with multi-level basement parking integrated into a constrained site footprint.

About
this Project

The Glasshouse development incorporates shared one-way vehicle ramps connecting multiple basement parking levels, a common design feature in high-density residential towers. To ensure safe vehicle circulation and compliance with planning conditions, a dedicated traffic control solution was required to actively manage ramp movements and eliminate the risk of opposing vehicles entering the ramp at the same time. The project focused on delivering an automated, reliable system that could operate seamlessly for residents while meeting Development Approval and council traffic management requirements from day one.

The Challenge

Shared one-way ramps within multi-level basement car parks present a high risk of vehicle conflict if movements are not clearly controlled. At Kurraba Residences, the challenge was to prevent vehicles travelling in opposing directions from entering the ramp simultaneously, particularly during peak residential traffic periods.

In addition to safety considerations, the project was required to meet DA and council conditions relating to traffic management and safe vehicle circulation within the basement car park. A compliant, automated solution was essential to avoid operational risk and post-construction rectification.

The Impacts

Without effective ramp control, shared basement ramps can expose residential developments to significant safety, financial, and reputational risks.

The impacts included, or could have included:

  • Increased risk of vehicle collisions on narrow one-way ramps
  • Potential injury to residents or damage to vehicles and property
  • High rectification and insurance costs following an incident
  • Reduced resident confidence and satisfaction with building safety
  • Risk of residents relocating due to ongoing safety concerns, resulting in loss of rental or sale revenue

Addressing these risks early was critical to protecting residents and the long-term performance of the development.

The Solution

A Rapid Ramp traffic signal system was installed across four basement levels to control vehicle movements on the shared one-way ramps. The system automatically manages right-of-way, ensuring vehicles can only enter the ramp when it is safe to do so and preventing opposing traffic from entering simultaneously.

The solution provides clear visual signals to drivers, removes ambiguity, and enforces safe vehicle circulation without relying on mirrors or driver judgement alone. It was implemented as part of the base build to ensure full compliance and seamless integration into resident use.

The Outcome

The Rapid Ramp system has significantly improved safety and traffic flow throughout the basement car park at Kurraba Residences. Vehicle movements are now clearly controlled, reducing the risk of conflict and providing residents with a safer, more predictable driving experience.

The development meets DA and council requirements for internal traffic management, while residents benefit from increased confidence and ease of use when navigating the basement levels. Overall, the solution has reduced safety risk, protected asset value, and contributed to a higher-quality residential living environment.
