St Germain Toorak is a refined mixed-use development combining boutique retail, dining, and commercial tenancies within one of Melbourne’s most tightly constrained inner-city precincts. Designed to support short-stay visitation and local amenity, the site required a parking solution that balanced convenience for customers with effective access control in an area where parking demand is consistently high.

Project Details

The Challenge

As a newly delivered mixed-use development in a highly constrained inner-city location, St Germain Toorak needed to ensure its parking strategy supported retail, dining, and commercial users from opening day. With limited surrounding parking and strong local demand, unmanaged access risked quickly reducing availability for genuine customers.

The challenge was to implement a parking solution that provided efficient turnover, clear control, and a premium user experience, while accommodating the varied needs of short-stay visitors and longer-stay commercial users within the same facility.

The Impacts

Without a managed parking system in place from the outset, the development faced several risks that could have undermined both customer experience and tenant operations.

Potential impacts included:

  • Parking being consumed by long-stay or non-customer vehicles, limiting availability for retail and dining visitors
  • Reduced turnover, negatively affecting hospitality and short-stay retail trade
  • Customer frustration, particularly in a location where alternative parking options are limited

The Solution

A hybrid Codex parking system was implemented to deliver a high level of accuracy while maintaining a streamlined customer experience. The system issues a ticket on entry, ensuring reliable session capture and validation, while enabling ticketless exit for a faster and more seamless departure process.

Deployed across three vehicle lanes and supported by a single paystation, the solution balances precise control with convenience, supporting efficient turnover for retail and dining visitors while accommodating longer-stay commercial users. This hybrid approach provides robust management without compromising the smooth, premium arrival and exit experience expected in a Toorak setting.

 

The Outcome

The hybrid Codex system has delivered a controlled and highly accurate parking operation that supports the mixed-use nature of St Germain Toorak. Parking availability is protected for retail and dining customers, while streamlined, ticketless exits ensure a smooth and efficient departure experience.

The balance of precise entry control and fast exit processing improves turnover, reduces congestion within the carpark, and aligns with the expectations of a premium inner-city destination. For building management, the solution provides confidence that parking is operating reliably, fairly, and in a way that enhances the overall experience for tenants and visitors alike.
